Three Ways to Carry the Load
Flush (recessed) beam
The beam sits up inside the floor joist space and the ceiling stays flat — the cleanest result and the one most open-concept kitchens want. It needs joist hangers on every joist and more engineering than a dropped beam.
Dropped beam
The beam runs below the ceiling and is boxed into a bulkhead. Simpler and faster to install, and sometimes the only option where the joists cannot be cut, but it leaves a visible line across the room.
Steel
Where the span is long or the load above is heavy — a second storey, a roof point load — the engineer may call for a steel beam instead of engineered lumber. Heavier to place, and worth it where wood would need to be too deep.
The engineer's calculation, not preference, decides which one your span gets.
How We Take a Bearing Wall Out

Confirm what the wall is doing
Joist direction, what sits above, what sits below in the basement, and whether the wall lines up with a beam or a foundation wall all point to the answer — but we do not guess. A structural engineer confirms it and sizes the beam, the posts and the load path down to the footings.

Permit and drawings
Removing a load-bearing wall is a structural alteration and needs a building permit in every GTA municipality. We prepare the drawings with the engineer's design, file the application, and book the framing inspection into the schedule. Any electrical relocated out of the wall is done under an Electrical Safety Authority permit.

Shore, remove, set the beam
Temporary stud walls go up on both sides of the wall to carry the floor above, the wall comes out, the beam is set on its posts and the load is transferred to it, and only then does the shoring come down. Nothing above moves.

Carry the point loads down
A beam turns a wall's spread load into two concentrated ones. Each post has to land on something that can take it — an existing foundation wall, a basement beam, or a new post and pad footing poured for the job. That is the part of the drawing most often missed by anyone who is not an engineer.

Close it up
Drywall and ceiling repair, flooring infill along the line of the old wall, and whatever plumbing, ductwork or wiring was living inside the wall rerouted and finished. When it is done the room simply reads as one space.
What Is Usually Inside the Wall
Most bearing walls are also service walls. Each of these is planned before the first cut.
Electrical
Switches, outlets and circuits running through the wall are relocated to the new layout and inspected by the ESA.
Plumbing stacks and supply lines
A drain stack in the wall is the one thing that can change the plan — it may need to move, or the beam may need to be designed around it.
Ductwork
Supply and return runs are rerouted through the floor or a bulkhead so the rooms on either side still heat and cool properly.
Gas
A gas line in the wall is relocated by a licensed gas fitter before demolition.
Flooring and ceiling
The strip where the wall stood is patched to match — hardwood woven in, tile continued, ceiling made flat — or the whole floor is replaced when the wall removal is part of a bigger renovation.

Load-Bearing Wall Questions
How do I know if a wall is load-bearing?
You can suspect it but you cannot be sure without looking at the structure. Walls that run perpendicular to the floor joists, walls that stack over a beam or wall in the basement, walls under a point where the roof changes, and exterior walls are usually bearing. Walls that run parallel to the joists often are not — but not always. A structural engineer confirms it by looking at the framing, and that confirmation is part of every wall-removal project we do.
Do I need a permit to remove a load-bearing wall?
Yes. It is a structural alteration under the Ontario Building Code and every municipality in the GTA requires a building permit for it, with an engineer's design for the beam and its supports. The inspector checks the framing before it is closed in. Doing it without a permit is a problem at sale time — it will come up on an inspection — and it means nobody checked the beam.
How long does it take?
The structural work itself — shoring, removal, beam and posts — is a matter of days once the permit is in hand and the beam is on site. The finish work around it depends on what else the room is getting: in a kitchen renovation the wall removal is one step inside a project that typically takes about three weeks on site.
Flush beam or dropped beam?
Flush if the structure allows it and you want a flat ceiling, which is most open-concept kitchens. It costs more because every joist has to be cut and hung on the beam with engineered hangers, and the beam has to fit inside the joist depth. A dropped beam is quicker and works where joists cannot be cut, but it leaves a bulkhead. The engineer's calculation will tell you whether a flush beam is possible for your span and load.
What if there is plumbing or ductwork in the wall?
It gets rerouted, and it is planned before demolition rather than found during it. Ducts move to the floor system or a bulkhead; supply lines are easy to move; a main drain stack is the one item that can change the design, because it may be cheaper to shift the beam than the stack. We open a small inspection hole early so the plan is built around what is actually in there.
Will the floor above sag or crack?
Not if it is done properly. Temporary shoring on both sides carries the load the whole time the wall is out, the beam is sized by the engineer for deflection as well as strength, and the load is transferred to the beam before the shoring comes down. Hairline drywall cracks at the corners of the opening are the most anyone should see, and those are patched at finish.
Can you do the wall removal as part of a kitchen renovation?
That is how most of them happen.
