From base-building shell to move-in: layout, walls, ceilings, lighting, power and data pathways, kitchenette, washrooms and finishes, built to the landlord's standards and your lease.
Renovation of an occupied office
Reworking a space while people work in it — phased by zone, with dust and noise controlled and the heavy work done evenings or weekends.
Suite refresh
Flooring, ceiling tile, LED lighting, paint, millwork and a kitchenette upgrade when the layout is fine but the space looks its age.
Most office projects fall between the second and third: some new walls, a lot of finish, and a business that cannot stop.
How an Office Project Runs

Lease, landlord and base building
Before design, we read what the lease and the landlord's tenant-improvement rules allow: consent requirements, base-building standards for ceilings and mechanical, insurance and contractor requirements, and after-hours rules. Getting that package right is what keeps a fit-out from stalling.

Permits and code
New partitions, plumbing, mechanical changes and anything touching fire systems need a building permit. The drawings address barrier-free access, exit routes and travel distances, fire separations where the code asks for them, and washroom counts for the occupant load. Sprinkler and fire-alarm changes are done by licensed specialty contractors under our coordination.

Build in phases
Demolition and rough-in first, then walls and ceilings, then finishes — zone by zone in an occupied office, with hoarding and negative air where needed. Data and AV pathways are built in while the walls are open so your IT vendor's work slots in cleanly.

Inspections and close-out
Building, electrical and fire inspections closed, occupancy confirmed where the municipality requires it, and as-built drawings handed to you and the landlord.
What We Build in Offices
Partitions and glazing
Steel-stud and drywall partitions, demising walls to the deck where the lease requires, and aluminum-framed glass for meeting rooms and offices that need light.
Ceilings and lighting
T-bar and drywall ceilings, LED lighting with controls, and the coordination with mechanical diffusers and sprinkler heads that a ceiling change always involves.
Kitchenettes and washrooms
Staff kitchens with proper plumbing and millwork, and accessible washrooms sized and fitted to the Ontario Building Code.
Flooring and finishes
Carpet tile, luxury vinyl plank and tile in wet areas, wall finishes, feature walls and millwork — chosen for how they wear under office traffic.
Power, data and AV pathways
Outlets, floor boxes, conduit and cable trays where your IT and AV vendors need them, so they are not fishing cable after the walls are closed.
Furniture and move coordination
Sequencing with your furniture supplier and movers so the space is finished, cleaned and ready when the desks arrive.
Office Renovation Questions
Do I need a permit for an office renovation?
For most of them, yes. New or removed walls, plumbing, changes to heating and ventilation, and anything affecting sprinklers, fire alarm or exits require a building permit; purely cosmetic work such as paint, carpet and ceiling tile generally does not. The municipality's building department makes the call, and we confirm it before you sign a lease amendment that assumes one answer or the other.
Do you deal with the landlord?
Yes. We prepare the consent package the landlord needs — drawings, contractor insurance, WSIB clearance, schedule and after-hours plan — and build to the base-building standards in the lease. Landlord approval is usually the item on the critical path, so we start it first.
Can you renovate while the office stays open?
Usually. The work is phased by zone, noisy and dusty tasks are scheduled for evenings or weekends, and the active area is hoarded off with negative air where drywall is being cut. Some scopes need a short relocation of a team to another part of the floor; we tell you which ones and for how long.
What decides how long an office fit-out takes?
Landlord consent and the building permit set the start; after that the schedule is driven by how much mechanical and plumbing work there is, whether fire systems change, lead times on glazing, millwork and lighting, and whether the space is occupied. We give you a phased schedule at quote stage, built from those items rather than a guess.
What accessibility requirements apply?
The Ontario Building Code's barrier-free requirements apply to renovated commercial space: an accessible route into and through the suite, door widths and hardware, accessible washroom provisions, and reception and kitchenette details. The drawings address these up front because they are checked at permit and at inspection.
Who handles the sprinklers and fire alarm?
Licensed fire-protection and alarm contractors, coordinated by us and working from the same drawings. Moving a wall often means moving heads and devices, and the fire-protection engineer's sign-off is part of the permit close-out.
Do you work in Milton and Mississauga?
Yes — HMH has offices in both, and the GTA around them. Commercial permits are filed with the municipality the suite sits in, and we have handled that side of the process across the region.
