The core of the business is the lower half of the house: turning an unused basement into a legal rental unit or a finished lower floor, and cutting the separate entrance that most of those projects start with. Around that sit the rooms people renovate most.

Site visit, free
We measure what decides the job — headroom, grade, the side yard, what is in the wall — and check the zoning for that address before anything is priced.

Fixed price
One written price for the scope we agreed. Changes are priced before they happen, in writing, not discovered on the invoice.

Permits and engineering, in-house
Drawings, structural engineering, the permit application, and conservation or heritage approvals where the property needs them.

Build, inspect, hand over
Our crews build it, every inspection is closed, and where the municipality registers second units we assemble the registration package too.
Things We Won't Do
- Quote from photos. The price lives in the measurements, so we come and take them.
- Publish prices without a site visit. Our project stories describe real scope; where a figure is not known it is left out rather than guessed.
- Publish client names or addresses. Every project story on this site is anonymised to the city. The photographs are real; the people are private.
- Skip the permit. A separate entrance, a wall removal or a second unit without a permit is a problem you inherit at sale time. We do not build them that way.

Yes. HMH Construction is the trade name of 2507456 Ontario Inc., an Ontario corporation. We carry WSIB coverage and commercial general liability insurance, and hold a City of Hamilton contractor licence. Proof of insurance and a WSIB clearance certificate are available on request before any work starts.

No. Every project is quoted at a fixed price after a free site visit. We do not quote from photographs, because the things that decide a price — headroom, grade, what is inside a wall, the state of a foundation — cannot be seen in them.

Yes, on every project that needs them. Permit drawings, structural engineering, the building permit application, conservation-authority or heritage approvals where a property needs them, and every inspection through to final and, for second units, registration with the municipality.
