Turn the Basement Into the Best Room in the House

Most basements are already heated, already dry and already the largest unused space in the house. We finish them properly — framing, services, bathroom, built-ins and permits — so the lower floor is somewhere you actually want to be.

Three Things We Check Before Quoting

A basement quote that skips these is a guess. All three get measured on the first visit, because each one can change what is possible down there.

Headroom, measured first

We measure to the underside of the joists and to the bottom of the main trunk duct before quoting. That number decides whether ducting can be rerouted into bulkheads or whether the ceiling height is simply what it is.

Where the water can go

A bathroom, a wet bar or a laundry all depend on where the drain can run. Curbless showers and floor drains have to be set at rough-in — they cannot be added once the slab is closed.

Daylight and egress

Enlarging a basement window means cutting the foundation and supporting it properly. It is structural work, and it is the single change that does the most for how a lower floor feels.

What a Finished Basement Includes

Finishing a basement in Ontario generally needs a permit once you are adding a bathroom, altering framing or changing electrical. We handle the permit and the inspections as part of the job rather than leaving it with you.

Planning to rent the space instead? That is a different build with its own rules — seeseparate entrances and legal second units.
